Who we are
This website is operated by Altiora Commercial Real Estate LLC, 1060 County Line Road, Suite 3A-293, Ridgeland,MS 39157, United States.
What we collect
We only collect what you choose to send us through one of the two forms on this site. Nothing is collected until you press submit.
Submit a Property form
This form appears on the home page and the Submit a Property page. It asks for:
- your name and email address
- your relationship to the property (owner, broker, referral source or other)
- the property's name or address, city, state and unit count
You can also choose to add:
- your phone number
- financial and descriptive details about the property, such as asking price, occupancy, net operating income, cap rate, property class, renovation needs, a listing link and any notes
- documents: an offering memorandum, a rent roll and a trailing 12-month operating statement
Please remove any personal information about tenants, such as names or contact details, before you upload a rent roll or any other document. We don't need it to review a property, and we ask you not to send it.
Contact form
The Contact page asks for your name, email address and message, and, if you choose, your phone number.
Information sent automatically
Like any website, the server that delivers these pages receives basic technical information from your browser, such as your IP address and browser type. When you submit a form, our hosting provider may store similar technical details with your submission and checks it for spam.
What we don't collect
We use Google Analytics to understand how many people visit this site, which pages they view and how they found it. It records information such as the pages you visit, the time spent on them, your approximate location (city or region), your device and browser type, and the website or search that brought you here. It uses cookies to tell a returning visitor from a new one. It does not record your name, email or anything you type into the forms. We don't use advertising or marketing tools. Fonts and images are served from this website itself. You can switch analytics off at any time from Cookie settings; see the cookie policy for the cookies involved.
Why we use it
- Property submissions: to review the property against our acquisition criteria and to contact you about it.
- Contact messages: to read and reply to your message.
- Technical information: to deliver the website, keep it secure and filter out spam.
We don't sell your information, share it for advertising or use it to send you marketing.
Who processes it
Netlify, Inc. hosts this website and receives and stores form submissions and uploaded documents on our behalf. Netlify checks submissions for spam, which it does through a filtering service (Akismet). Netlify is based in the United States. Its handling of data is described in theNetlify privacy policy.
Google LLC provides Google Analytics, which receives the usage information described above and keeps it for 14 months. We have switched off Google's options to use this data for its own products and advertising. Google is based in the United States. SeeGoogle's privacy policy.
A copy of each submission is sent to our business email, which is provided byGoogle (Gmail).
We may also share information where the law requires it, or with professional advisers (such as attorneys, lenders or accountants) where that is needed to evaluate or complete a transaction you have asked us to consider.
How long we keep it
Form submissions, including any documents you upload, are stored by our website host and kept for one year from the date we receive them. After that they are deleted.
How we protect it
This site is served only over an encrypted (HTTPS) connection, and the forms send information only to this website. Submissions are available only to people who manage the website on our behalf. Uploaded documents are stored by our website host at a long, randomly generated web address that is not published or listed anywhere and is shared only with those people; anyone given that address could open the file, so please remove tenant personal information before uploading. No method of sending or storing information online is completely secure, so please send only what is needed.
Your choices
You can ask us what information we hold about you, and ask us to correct or delete it. Depending on where you live, you may have other rights under your state's law, and we will respond to requests as that law requires. Children
This website is for property owners and real estate professionals. It is not directed at children under 13, and we don't knowingly collect information from them.
Changes to this policy
If we change how this site handles information, we will update this page and the date at the top.
